Schematic Design

Sketch | Concept | Experiment


Purpose:

To translate the client brief and site analysis into conceptual design solutions. This stage explores multiple ideas and 

synthesizes them into a preferred direction.


Outcomes: 

Mood boards: 

    • Interior: Texture and Finishes

    • Exterior: Material and Form 


Diagrams and Sketches: 

    • Illustrate key design ideas

    • Spatial relationships

    • Design principles


Preliminary Sketch Plans: 

    • Site Plan: Orientation, Positioning  

    • Floor Plan: Room Layout, Adjacencies and Access

    • Elevations: height, form, and facade

    

3D Model and Massing:

    • Physical model illustrating the built form in context


Planning Application Strategy:

    • Outline local authority requirements for Development Application (DA)

    • Identify information required for submission and key timelines

    • Determine if pre-application meetings or consultants are needed


Updated Cost Estimate:

    • Refined Area estimate based on concept

    • Highlight risks, allowances, or cost drivers


Stage 3
Design Developement

Develop | Refine | Visualise


Purpose:

To refine the approved concept into a resolved, coordinated, design. This stage integrates key systems, and aligns 

regulatory, aesthetic, and budgetary requirements.


Outcomes:

Design Drawings:

    • Floor Plans: Show wall thicknesses, structure

    • Elevations and Sections: Massing, materiality, roof

    • Room Layouts: Showing Furnishings options


Key Joinery and Interior Concepts:

    • Preliminary joinery design

    • Conceptual internal finishes and materials palette


Systems Integration:

    • Windows:Types, Sizes and Operability

    • Structural System

    • Key services

    • Plant and equipment


3D Visualisation:

    • 3D renders 

    • External Materials

    • Refined Building Model


Consultant Drawings:

    • Structural, Energy, BAL

    • Meetings And documentation as required


Updated Cost Plan:

    • Refined Estimate based on drawings and materials

    • Mitigation of potential risks and value management

Stage 4
Construction Documentation

To produce a comprehensive set of technical drawings and specifications suitable for regulatory approval, tendering, and construction.
